My name is Ed Larsen, and I operate my own property inspection company:  Integrity Property Inspection.  I have enjoyed providing property inspections for concerned buyers all over Orange County (and beyond) for the past several years, performing over 2,000 inspections during that time. 

I would like to invite you to join other Orange County Real Estate Agents, Loan officers and Attorneys who have entrusted me to perform this very important service, and bring Peace of Mind to the transaction.  I can assure you, I take their trust and confidence very seriously and will take great care in assuring comprehensive, thorough and honest “tell it like it is” reports to your clients.  I present my findings in a non-intimidating, factual “bedside manner” in an effort to avoid “scaring” your client and encourage the transaction’s completion.

I maintain E&O and General Liability insurance and I am bonded for my own protection and the protection of all involved with every inspection transaction.  I am an affiliate member of the Orange County Board of Realtors.  I operate out of my home in Laguna Niguel.  I am a member in good standing of the California Real Estate Inspection Association (CREIA); graduated from Inspection Training Associates, Oceanside, California, and have earned numerous property inspection related certificates while maintaining my 30 hours a year of CREIA required continuing education credits.

I deliver computer generated, fully narrative format, comprehensive reports on site and I review all findings with the clients on site while acquainting them with their prospective purchase and helping them make an informed decision.  My fees are competitive with other high quality, credible inspection companies and, more importantly, I care about all parties to the transaction.

I am committed to perform the highest quality inspections available.  My reports are delivered to the buyers in an attractive 3-ring binder that includes and pre-closing walk through check sheet, divider tabs for each system of the home (complete with a glossary of terms for each system), good after the inspection advice, general information on toxic and dangerous substances, life expectancy tables for various building products, materials and appliances and a handy repair book published by Sunset Magazine.  Of course, both the Selling and Listing agents are provided their copies on site also, so everyone can be on the same page should there be further negotiations.
